Wood Creek Townhomes

Wood Creek Townhomes, located on the northern border of Dobson Ranch across US Highway 60 from the now closed Fiesta Mall, features 120 single level and two-story units.  This is a quiet neighborhood with a great location and well-kept grounds.  The streets are clean and well maintained.  Amenities include a private swimming pool and clubhouse.

Homes range in size from 1,025 to 1,500 square feet.  The monthly assessment includes trash pickup, water, sewer, insurance and outside landscaping.  As with all sub-associations, the residents of Wood Creek Townhomes also pay a quarterly assessment to the Dobson Ranch Homeowners Association.

Meetings of the Board of Directors are held on the last Thursday of each month at 6:30 pm in the clubhouse.  The annual meeting of homeowners is held in July.

The Landings

The LandingsAddress:  2200-2300 W. Lindner Ave.

The Landings, established in 1979, includes 222 homes on 7.5 acres bordered by Baseline Road, Los Altos, El Dorado and Lindner Avenues. It features four lakes, two swimming pools and a clubhouse. These are surrounded by lush landscaping, mature trees and many flowering shrubs.  Small finger lakes flow throughout the development, allowing many residents to step out on their back patios and enjoy fishing and the tranquility of waterfront living.

The units include single-story and two-story homes that range in size from 1,300 to 1,800 square feet.  The monthly assessment includes trash pickup, water, sewer and general maintenance of the outside of the buildings and common areas. The Landings has never had a special assessment. As with all sub-associations, residents of The Landings also pay a quarterly assessment to the Dobson Ranch Homeowners Association.

Meetings of the Board of Directors are held bi-monthly at 6:30 pm in The Landings Clubhouse. The annual meeting of homeowners is held in May.

Laguna Village

Located just west of Dobson Road and north of Guadalupe Road, Laguna Village is a quiet secluded community of 85 two- and three-bedroom single-level and two-story homes. Mature trees and grass greenbelts add to the serenity of the setting. The Village is conveniently located near shops, restaurants, a library, hospital, grocery stores and churches and is accessible from two major freeways. Amenities include a private pool, shade ramadas and a bathhouse which serves as a gathering place for neighbors.

The development has six different elevations, each with California mission tile roofs and two-car garages. Small front and rear yards make maintenance easy for residents. The homes offer many custom features including fireplaces, French doors, skylights and spacious master bedroom suites large enough for sitting areas. Many styles offer generous kitchen and dining areas.

Laguna Village prides itself on its sense of community.  Community events include a monthly Front Yard Friday event, held October through June, with neighbors gathering for appetizers and conversation.  There is also a Free Little Library located in the Village with neighbors exchanging books.  On December 24, neighbors gather for the annual Luminaria Night, with hundreds of candles placed throughout the Village.

The community has a monthly assessment for maintenance of the common areas and swimming pool.  As with all sub-associations, the residents of Laguna Village also pay a quarterly assessment to the Dobson Ranch Homeowners Association.

Dobson Ranch Condominiums

This condominium association, which consists of 106 units, considers itself a community, not a complex. It is conveniently located near SR-60, with access to I-10/I-17, Loop 101 and Loop 202. Centrally located, this community is nested among a variety of grocery stores, mall shopping, eateries, health/exercise facilities, and more. Moreover, it is located within walking distance of a major hospital, and is less than a mile from a fire department and police station

A newsletter is published regularly to keep residents informed and up-to-date on important issues and finances. Amenities include a heated pool and heated spa, two large BBQ grills located next to the 1000 sq. ft. pool, and a cabana with ceiling fans and a private restroom. Six buildings surround the tree-lined interior yards where children can play on the meticulously manicured lawns. Each year residents share in the bountiful harvest of fruit from the many citrus, kumquat and fruit trees. Most importantly, this community is FHA and VA certified.

Half of the units are on the upper level with balconies and the other half have enclosed patio areas. There is covered parking for vehicles, which is a plus during the hot summer months, and the two-bedroom units enjoy both a covered and non-covered space. The monthly assessment includes all utilities (except electric), insurance and outside maintenance. As with all sub-associations, the residents of Dobson Ranch Condominiums also pay a quarterly assessment to the Dobson Ranch Homeowners Association.

Dobson Villas

Dobson Villas is a 112-unit condominium community located west of Dobson Road, near Booker T. Washington Elementary School and south of US Highway 60, across from the Banner Desert Hospital and medical complex. Dobson Ranch lakes and plenty of shopping areas are conveniently within reach.

One of the top selling features is the open space landscaping with rolling areas of lush green grass and mature trees. The open space lends itself to a feeling of peace and quiet, as well as a park-like setting.

Serving as a gathering place for the community is its private heated pool and cabana. There is also a tennis court as part of the property.

Homes in Dobson Villas range in size from 800 to 1,200 square feet. All units have tile accents, balconies and patio areas.  There is a monthly assessment for this community and, as with all sub-associations, the residents of Dobson Villas also pay a quarterly assessment to the Dobson Ranch Homeowners Association.

Meetings of the Board of Directors are held on the fourth Thursday of each month by the pool except during the summer.  The annual meeting of homeowners is held in March.

Dobson Greens

A view of the #1 tee at Dobson Ranch Municipal Golf Course greets residents of Dobson Greens Condominiums Homeowners Association. The complex has 155 units, featuring two-bedroom, two-bath homes with 1,018 square feet.  The complex boasts of a consistent increase in property values.

Lush landscaping, which includes mature trees and extensive shrubbery, enhances the community. Amenities include a pool and Jacuzzi in an expansive swimming area with patio tables, umbrellas and a large cool deck area for lounging. Social activities include monthly potluck dinners around the pool during the fall and spring. Another special feature of the association is its participation in the City of Mesa Crime Free Multi-Housing Program.

The monthly assessment covers all landscaping, water, sewer, garbage collection and insurance on the buildings and common areas. As with all sub-associations, the residents of Dobson Greens also pay a quarterly assessment to the Dobson Ranch Homeowners Association.

Meetings of the Board of Directors are held in the association's on-site office at 1:00 pm on the third Wednesday of each month. The annual meeting of homeowners is held on the second Wednesday of January at 7:00 pm at La Casita Community Center.

April is Water Awareness Month!

The Arizona Department of Water Resources and the Arizona Municipal Water Users Association have created a website with links to just about everything of interest regarding the use of water in Arizona. They launched this project last April and used the month of April as the theme for the website, a new topic for each day of the week. 2019 Smart Controller Program

Dobson Ranch has made a long term commitment to fostering water conservation. Programs have been introduced to conserve water in our common areas and similar programs have been made available to the residents of Dobson Ranch with the primary effort being to educate Ranchers on the need and the possibilities of water conservation. Following SRP’s lead, Dobson Ranch is offering Ranch residents discounts or incentives to install smart irrigation controllers, discounts similar to those offered by SRP.
